VIVO REAL ESTATE

VIVO Investment Partners (“VIVO”), is an acquisition, development, and investment firm owned and managed by D-Wayne Prieto and focused on mid-market real estate assets in the New York Metropolitan area since 2005. In addition, VIVO is a fully New York State-licensed real estate brokerage and advisory firm. VIVO and its affiliated entities seek opportunities that require value add approach to unlocking untapped upside in the assets that are acquired by the firm.

WHAT WE DO

VIVO Investment Partners, LP  is a real estate investment and development firm focused on multifamily residential, retail, and hotel assets. Targeted deal sizes are $10,000,000 to $500,000,000 in the Tri-State area of New York, New Jersey, and Connecticut. Through its affiliates, VIVO can provide equity and mezzanine financing in the amount of $1,000,000 to $10,000,000 dollars.

Typical Investments

Residential Mixed-Use Properties - Multifamily apartment buildings with ground floor retail or office use. These buildings are either walk-ups or preferably elevator buildings. Well-located, mixed-use buildings that have predominately free market apartments (some rent-stabilized apartments are acceptable for upside) since there is some legal risk with rent-stabilized/rent-controlled apartments.

Residential Properties - Multifamily apartment buildings with no ground floor retail or office use. Well-located, predominately free market apartments (some rent-stabilized apartments are acceptable for upside) since there is some legal risk with rent-stabilized/rent-controlled apartments.

Value Added

This is a medium-to-high risk/medium-to-high return strategy. It will involve buying a property, improving it in some way, and selling it at an opportune time for a gain. Properties are considered value-added when they exhibit management or operational problems, require physical improvement, and/or suffer from capital constraints. VIVO targets a minimum return of high teens return for our investors.

Opportunistic

This is a high-risk/high-return strategy. The properties will require a high degree of enhancement. This strategy may also involve investments in development, raw land, and niche property sectors. Investments are tactical. VIVO targets a minimum return of high teens return for our investors.

Regional Focus

Although VIVO has made investments in multiple states, its current investment strategy is focused on two regional corridors:

Northeast: Massachusetts to District of Columbia

Southeast: North Carolina to Florida
Over the next 20 years, the American population is expected to have a significant population increase and regional shifts. A disproportionate percentage of the growth will move to these two corridors.

Concentration: New York, New Jersey, Connecticut, Georgia, Florida & Puerto Rico
